A CanadaRealtorData alternative — 79,052 verified emails, not 156K names
CanadaRealtorData sells one national file and says it holds 156,477 contacts. That is about 99% of every REALTOR® in Canada, whether or not they publish an email. AgentRoster counts the other way round: it starts from the brokerages' own rosters and keeps only the agents with a real, deliverable address — then lets you buy the province, region, city or segment you want.
Side by side
Their column is what their site says, quoted as a claim. Ours is measured at this build.
What "verified" means here
Every row in AgentRoster was read from a brokerage's published agent directory and carries the URL of the profile it came from. An address is kept only if the brokerage itself lists it. We do not generate emails from name patterns, and we do not count a name with no address as a contact. 78% of rows also carry a phone number that reaches the agent rather than the office switchboard — any number shared by more than three agents at one brokerage is removed.
The rosters are re-read every week, and every page on this site shows the date of the scan it was built from. The Canadian Brokerage Index publishes those rosters office by office, free, so the counts can be checked by anyone.
Questions people ask before switching
Is 156,000 contacts a bigger list than 77,000?
Only if all 156,000 have an email. CREA counted about 158,000 REALTORS® in Canada as of early 2026, so a claim of 156,477 is 99% of every licensed agent in the country — including the ones who publish no email anywhere. A typical file of that size we audited held 14,911 real addresses. AgentRoster's 79,052 are all rows you can send to, which is the only count that matters for an email list.
Why is AgentRoster more expensive per file?
It usually isn't. Most buyers want one province, region or city, and those cost from $29. The whole database is $499 — $0.006 per verified email against $249 for 14,911 real ones, about $0.017 each. The better product should not read as the discount one, and it isn't.
Can I check AgentRoster's numbers myself?
Yes. Every city and province page shows its count, its scan date and the brokerages behind it; the Canadian Brokerage Index publishes the office rosters those counts come from; the licence register page shows what each provincial regulator lists so you can compare. Nothing here asks you to take a headline number on trust.
